How is it calculated?
Most bank loans use equal instalments. The monthly payment is: amount × r ÷ (1 − (1 + r)^−term), where r is the monthly rate; 0.03 for 3%.
Each month the interest on the remaining principal is paid first, and the rest of the payment reduces the principal. That’s why early payments are mostly interest and late ones mostly principal.
Total interest is the total repaid minus the loan amount. A longer term lowers the payment but raises the total interest.
Arrangement fees, insurance and appraisal are left out. For the exact payment, check the bank’s payment plan.
Frequently asked questions
How is a loan payment calculated?
For an equal-instalment loan, the payment is amount × r ÷ (1 − (1 + r)^−term). For example, ₺100,000 at 3% a month over 12 months is about ₺10,046 a month.
What are KKDF and BSMV?
The Resource Utilisation Support Fund and the Banking and Insurance Transactions Tax are charges levied on the interest of some loan types in Türkiye. They don’t apply to mortgages but do apply to consumer loans. Ask your bank for current rates.
Why does total interest grow with a longer term?
The principal falls more slowly, so interest runs for longer on a larger remaining balance. The payment drops, but you pay more overall.
